Before the inspection begins it is essential for the landlord to make sure that they are prepared. This means clearing out rooms so that the engineer is able to access all areas of the property without issues. It is also a good idea to remove any clothing or flammable objects that may be close to the gas appliances. This will avoid accidental ignitions of these items and reduce the chance of a fire. The gas engineer will perform an extensive inspection of all gas appliances and installations in the property. This will include checking that the appliance is working properly, that the pipework is safe and that it can flow freely throughout the property without any blockages. They will also make sure that carbon dioxide, which is the bi-product of gas combustion, doesn't get stored in the home. The engineer will then issue the Gas Safety Certificate to the landlord. The report will include the results of the gas appliance inspection and whether any appliances are considered Not to Current Standards or immediately dangerous or at risk. Landlords must keep a copy of this record for their own records and provide it to any existing tenants within 28 days. They should also provide a copy to new tenants at the start of their tenancy.
